Fitness facilities consume more per square foot than their owners expect, and the reason is ventilation. HVAC in a gym is sized around occupant load and air changes rather than floor area, so a busy studio moves far more conditioned air than an office of the same size — and in Houston it does that for most of the year.
Twenty-four-hour formats change the picture again, and generally for the better. A facility with keycard access overnight holds a real base load, which lifts its load factor and makes it a more attractive account to serve than a studio that opens at six and closes at nine.
The thing most worth watching is change. Fitness businesses expand, add showers, add pools, extend hours — each of which moves consumption materially. Where a fixed contract has a tolerance band, growth of that kind can push straight through it.

- Your current rate and rate type — fixed, variable, indexed, or a holdover rate you rolled onto when a contract expired.
- Your contract end date — the single fact that determines how soon anything can change and how much leverage you have.
- Early termination exposure — whether leaving early costs a fixed fee, a market-based calculation, or nothing at all.
- Your load shape — the pattern described above, taken from interval data rather than assumed from your business type.
- The split between supply and delivery — so you know what proportion of the bill is genuinely in play before anyone talks about savings.
Natural gas as well
Gyms with cooking, process heat, water heating or boiler load frequently spend more on natural gas than the operator expects, and gas supply is shoppable on the same basic principle as electricity — a competitive supply component sitting alongside a regulated delivery charge from the local gas utility that nobody can change.
